WitLet always has a variety of quality homes available for occupation. All applicants are referenced using LETsure's comprehensive tenant assessment service. Whatever your circumstance we may be able to help.

 

What to do next ?

   

Before you can enter into a tenancy on your chosen property, all adult applicants will need to be referenced. Each person over 18 years old who will be residing in the property must complete a tenancy application form, we will also require you to provide us with either a copy of your driver’s license or passport before commencing your tenancy agreement.

When you rent through WitLet, we will require the following from you:-

   

    

i)            An Administration fee of £140.00 inc. V.A.T for a single applicant*.

ii)          Each additional applicant will be charged at £60.00 inc. V.A.T.

iv)         A Guarantor will be charged at £60.00 inc. V.A.T, if one is required.

*Married couples are classed as one applicant.

These fees cover the cost of referencing. If your application is rejected through poor references or you withdraw

between now and its completion, you will not be eligible for a refund. If the owner withdraws the property, your

money will be refunded or an alternative property offered if available.

   

    

So that we may take up references and a credit search on you, we will require:-

 

i)            Your current address, if less than three years also your previous residence, together with your full name

              (maiden name also required if applicable) and date of birth.

 

ii)           Your employer’s name and address and contact details. If self-employed, your accountant’s name and    

              address. We also require you to confirm your annual income and some basic information.

 

iii)           Names and addresses of two people who have known you for two years or more and to whom are not 

              related. These people must be willing to give you a personal reference.

 

iv)          The name, address and contact details of your landlord if you are currently renting.

    

        

WitLet uses the LETsure tenant assessment service to qualify all prospective tenants, this ensures a fast

referencing procedure / application. LETsure will check your credit history, which will provide your credit score and highlight any CCJ’s, bankruptcy or fraud. If you are aware of any problems, please inform us prior to processing your application as it could affect your application. LETsure will also contact your employer and previous landlord / letting agent (if applicable) to obtain a reference. The most common reason for the delay of an application is due to your employer or landlord / letting agent not responding quickly. Please advise these all relevant parties that LETsure will be contacting them and ask them to respond urgently otherwise it could hold up your application.

Only once your application has been approved, can we confirm a move in date and draft the Tenancy Agreement.  

 

   

In some circumstances a Guarantor maybe required.

A Guarantor will always be required under the following circumstance (and in cases determined by referencing an applicant):

 

  • Confirmation of permanent employment cannot be obtained.
  • If your employment is on a contractual basis & the contract is less than the tenancy term you are applying for.
  • If annual income is Insufficient.
  • The applicant is in receipt of Housing Allowance.
  • Proof of residency cannot be provided.
  • Record of satisfied adverse credit.

A Guarantor must be in permanent employment with an annual income sufficient to cover the referencing criteria on the chosen property. The individual must be a homeowner and a UK resident for at least 3 years.

It will be necessary for your guarantor to be party to and throughout the tenancy agreement. The guarantor

MUST sign the agreement before you move in. The same procedure for the tenants in respect of referencing

will be carried out for the guarantor.

 

Please note: WitLet cannot use the same reference for individual applicants.

 

 

Taking up Tenancy

    

On receipt of satisfactory references we will ask the lead and all tenants (plus the Guarantor if applicable) to attend our office and sign an Assured Shorthold Tenancy Agreement (please note that the agreements are subject to references and the tenancy is subject to the signing of the agreements).

   

   

At this time we will require 1) a deposit equivalent to 1 & 1/2 months rental, 2) the first month’s rental, as well as 3) the check-out fee. We can accept payment by Cash, Bankers Draft or Building Society Cheque (please allow 5 working days prior, if paying by Bank Transfer).

Deposit monies taken on the tenancy will be forwarded to the Deposit Protection Scheme (DPS) in line with current regulations, unless your Landlord is registered and insured to hold the monies.

 

We will require you to provide us with either a copy of your driver’s license or passport for all parties, including the

Guarantor (if applicable), before signing your tenancy agreement.

   

    

Tenants will not be given keys until the Tenancy Agreements have been signed by all parties concerned. On completion of these formalities we will be pleased to hand you your keys.

 

A Standing Order Mandate can be set up for future rental payments.

 

All tenants are entitled to obtain independent legal advice.

  

   

On completion of your fixed term, your landlord may offer you a renewed tenancy for a further period. Our charge to re-new the agreement and for services involved will be £60.00 (inc. V.A.T).

    

   

We wish to advise you that we are contracted by the Landlord to inspect their property on a regular basis. We

serve notice prior to entering. Special appointments may be made at a cost of £23.50 (inc. V.A.T).

     

    

At the end of a tenancy, we will arrange for a professional inventory clerk to attend and check you out of the property.

When you vacate we will deduct from your deposit:-

 

i)            The cost of professional cleaning of the premises together with all carpets and cookers (if applicable),

              we may also clean the windows.

         

We reserve the right to also deduct from your deposit:-

i)            The cost of any repairs to the property, furnishings or appliances, less fair wear tear.

     

ii)         a) The cost of re-decorating any room,

                 

            b) The cost of removing or repairing;

 

                             1) Dirty marks

                             2) Nail or picture hook holes

                             3) Nicotine stains from smoking

              

iii)           The cost of cutting the grass and any other gardening services, such as tidying the garden(s).

          

iv)        The cost of any cleaning and sanitising, repair or replacement of carpets in particular the costs incurred

            if you have kept a pet on the premises.          

  

    

Utilities

   

ALL TENANTS PAY UTILITY COSTS FOR WATER, SEWAGE, ELECTRICITY, GAS, OIL, COUNCIL TAX AND TELEPHONE (unless specifically included).

You must arrange your own utility accounts with an electric, gas, water, sewage and oil service providers (where

applicable). You must also ensure you inform the local authority that you have taken up tenancy on the property for

Council Tax.

It is vital that the properties utilities are transferred into your name when you move into the property, as we will ask you to provide copies of bills at the end of your tenancy before we can agree the release of your deposit.

 

Deposits will not be returned until we are satisfied that all utilities accounts have been transferred into the tenant’s name for the duration of the tenancy. For this we will require copies of a bill from each utility supplier, including council tax, and the outgoing meter readings when you vacate the property.

Note: Tenants are not liable to pay service charge or ground rent on Apartments.

  

  

 Tenants Insurance

     

It will be necessary, as term of your tenancy, for you to take out Tenant's Contents insurance that covers landlords fixtures and fittings against accidental damage. .

It can be difficult for tenants to arrange insurance cover for their contents, personal possessions and liabilities towards the landlords’ contents, fixtures and fittings. Often such cover is either very restrictive or provides more cover than tenants normally require, premiums and policy excesses can be prohibitive.

 

Some tenants might be surprised to know that their landlord cannot be responsible for insuring their possessions, or that they could even be liable for any damage they cause to the landlord’s goods. WitLet can arrange for you to be included in our block policy which will protect your contents, possessions and liabilities in respect of the landlords' contents, fixtures and fittings.

 

Tenants Contents from LETsure is designed to meet most tenants’ needs and covers just the sort of problems that can crop up when renting a property, including protection if you are found to be liable for injury to other people. Tenants receipt in Housing Benefit and sharers including students may be accepted under the policy. Click here for details and prices of policies available.

Persons over 50 years of age will be given a discount of 15% of the total premium (discount only applies to policies where the premium due, before discount, is £45.00 or more).

Please note:  It will be necessary, as term of your tenancy agreement, for you to take out Tenant’s Contents Insurance; details attached are for a LETsure policy. You may wish to take out your own insurance policy - we require you to provide our office with a copy of your insurance certificate before commencement of your tenancy. All policies must all cover landlords fixtures and fittings against accidental damage.   

 

IMPORTANT NOTES

  1. Should a Tenant fail the 'Tenant Assessment', the Administration Fee is NON-REFUNDABLE.
  2. If you decide not to proceed for any reason, the Administration Fee is NON-REFUNDABLE and will be retained to cover costs.
  3. PLEASE DO NOT MAKE ANY ARRANGEMENTS FOR MOVING UNTIL YOUR REFERENCES HAVE PASSED AND YOUR MOVE-IN DATE HAS BEEN CONFIRMED. WITLET CANNOT BE HELD RESPONSIBLE FOR MOVING COSTS INCURRED IF YOU APPLICATION IS NOT SUCCESSFUL.
