Letting fee: £100% of 1 Month’s Rent + VAT

As previously mentioned WitLet has designed a new service offering to try and keep

landlords’ costs down while also continuing to offer a high level of service. Here are the

different aspects of Lettings that you can select for your initial fee (prices are inclusive of

VAT):

Online Rent Collection (C Plan):

This plan is our core service, rent collection only. This involves advance reminders to the tenant and arrears chasing (if necessary) for rent due each month. If necessary, debt collection letters will also be delivered prior to the issuing of notices and the instruction of solicitors. You will be kept up to date every step of the way.

Initial letting fee: £35% of first month’s rent inc VAT (min. fee £450.00 inc. VAT)

Management charge (PCM): 4.58% + VAT (5.5% inc VAT)

Tenancy agreement renewal fee: £150 inc. VAT

Online Rent Collection-Inspection (C.I) Plan:

This is as above but also incorporates quarterly photographic inspections into service, ensuring you know the tenants are keeping the property in as good as condition as you hope. If there are any issues, these will be specifically highlighted for you to address.

Management charge (PCM): 5% + VAT (6% inc VAT)

Online Rent Collection-Protect (C.P) Plan:

Instead of quarterly inspections, you can choose our core package to have a 12 month, nil excess rent protection insurance policy is set up to ensure your income stream is fully protected. If a tenant does go into arrears, the insurance company is notified and we pass all debt collection to them while they pay the rent until they either resolve the matter or evict the tenants. It is worth noting, all your potential legal costs are also covered meaning you do not have to worry about a huge bill landing on your door mat! In the meantime, you are free to manage your property as you wish! Rent is processed the same day it is received (excluding weekends) and you also get handy statements for your tax returns and you will receive an email and SMS to confirm on the day when the payment has been sent!

THIS HAS BEEN VERY POPULAR WITH LANDLORDS WHO WISH TO MANAGE THEIR OWN PROPERTIES. AS SUCH, WE HAVE ORGANISED THE PAYMENT STRUCTURE TO ENSURE THAT, OVER A 12 MONTH TENANCY, THIS WORKS OUT MORE AFFORDABLE THAN OUR TRADITIONAL NON MANAGED ROUTE! GIVEN THE CURRENT GLOBAL PANDEMIC AND UNCERTAIN ECONOMIC TIMES, THE RENT PROTECTION POLICY COULD BECOME AN ESSENTIAL PART OF A LANDLORDS ARMOURY!

N.B Please be aware that any service other than the full managed service will be subject to additional maintenance surcharges should the landlord wish WitLet to organise repairs and maintenance to their property on an ad hoc basis. The surcharge is 20% of the contractor’s invoice.
